Our Phase One Environmental Site Assessments (ESAs) will protect your assets by offering the degree of detail required to legally meet your due diligence obligations. Our reports are guaranteed to meet or exceed the ASTM Standards on Environmental Site Assessments for Commercial Real Estate. This phase does not involve sampling or lab analysis, but MUST be done by our TRAINED and EXPERIENCED Professionals to conduct time consuming reviews of government files and interviews. It identifies if any hazardous substance is on site or was used previously on site as well as any other conditions of concern.
Phase I helps the purchaser establish the "innocent landowner" defense under CERCLA by exercising "due diligence" as to any hazardous substance on the property for which they may be liable as the property owner.
If this step identifies potential hazards, Phase II can confirm the presence or extent of contamination, determining the true liability.
Some examples of our Phase Two projects include; surface soil samples, soil gas sampling, subsurface soil and groundwater samples from borings and monitoring wells, surface water samples, pond sediment sampling, drinking water samples, drum testing and tank testing. All of our samples are properly preserved, documented on a chain of custody and delivered to an NVLAP and state certified laboratory for analysis.

If contamination is found and the conditions are suitable, we will apply to the appropriate regulating agencies for closure with no further action. If necessary, we can also offer you advice, planning and design services for Phase Three Environmental Site Assessment projects.
Phase III will clearly define the problem and offer solutions on how to successfully remedy it. We will search out the most cost effective and expedient alternative for you. The Phase One and Two documents will be reviewed. Surrounding subsurface geology and hydrogeology will be studied. A Risk Assessment will be performed to determine if the contamination is moving off site or if it has the potential to contaminate drinking water sources.
Whenever possible, we will try to get you a site closure without performing remedial actions. This will still require a detailed Risk Assessment, installation of groundwater monitoring wells and several years of sampling and testing to insure the contaminants are not migrating. However, considering the high cost of remedial actions, we may be able to save you a significant amount of money.
As a last resort, we may need to recommend some form of remedial action. If this is necessary, we can provide you with design services, detailed cost estimates, permitting, system installation, system operation and periodic sampling services.

Whenever projects or programs are planned, there are potential impacts upon the environment. When these proposed projects are federally funded, such impacts become important to the public. What these impacts may be and the magnitude of their effect are reported in Environmental Impact Statements.
Environmental impact statements are required by Section 102(2) (C) of the National Environmental Policy Act of 1969 (PL91-190)(NEPA) which requires federal agencies to consider the probable environmental effects of projects and programs under their control.
The Congress authorizes and directs that, to the fullest extent possible, all agencies of the federal government shall include in every recommendation or report on proposals for legislation and other major Federal actions significantly affecting the quality of the human environment, a detailed statement by responsible officials on:
* The environmental impact of the proposed action * Any adverse environmental effects which cannot be avoided should the proposal be implemented * Alternatives to the proposed action * The relationship between local short-term uses of man's environment and the maintenance and enhancement of long-term productivity
* Any irreversible and irretrievable commitments of resources which would be involved in the proposed action should it be implemented.
Environmental Impact Assessment (EIA) is a tool used to identify the environmental, social and economic impacts of a project prior to decision-making. It aims to predict environmental impacts at an early stage in project planning and design, find ways and means to reduce adverse impacts, shape projects to suit the local environment and present the predictions and options to decision-makers.
By using EIA both environmental and economic benefits can be achieved, such as reduced cost and time of project implementation and design, avoided treatment/clean-up costs and impacts of laws and regulations.
KEY ELEMENTS:
* Scoping: identify key issues and concerns of interested parties
* Screening: decide whether an EIA is required based on information collected
* Identifying and evaluating alternatives: list alternative sites and techniques and the impacts of each
* Mitigating measures dealing with uncertainty: review proposed action to prevent or minimise the potential adverse effects of the project
* Issuing environmental statements: report the findings of the EIA.
EIA's are usually a more detailed description of the benefits and consequenses of speculated developments, whereas the EIS is a statement of the CURRENT CONDITION of the property.
